The six areas in this guide were chosen specifically with your family in mind: a 45-minute-or-less commute to MCO for your husband, an A-rated high school for your teenager, and a $750k-$1M budget that gives you real options without compromise.

Things to Know
- HOA fees ~$1,000-$1,200/year, plus CDD fees in some sections
- Lots are small (40-55 ft wide), minimal yard, alley garages
- Tree canopy still maturing compared to older neighborhoods
- Strict architectural review for any exterior changes
- Pools are uncommon at this budget, but three resident-only community pools offset this nicely

- Some street/event noise depending on the block
- Heads up: zoned for Boone HS, not Winter Park HS. Solid school, but not the same tier

- Edgewater Drive has traffic near Princeton and I-4 ramps
- Western edge has some I-4 highway noise

- Larger lots and bigger homes for the money than the other neighborhoods
- HOAs vary by community; Avalon Park has CDD fees in some sections
- Less walkable overall, except inside Avalon Park's Town Center
- Longer drive to Park Avenue, downtown, and the beaches than other picks
- Timber Creek HS is solid and A-rated, though its rankings are slightly below Winter Park HS
- Closer to UCF (great if any extended family attends or if your teen pursues college tours locally)

The humidity is real
Especially May through October. Your body adjusts in 6-8 weeks. Most homes here have full-house dehumidification or robust HVAC systems, worth asking about.
Hurricane season
June through November. Newer homes are built to strict wind codes. We'll factor age and roof condition into every showing.
No state income tax
Florida has no state income tax, meaningful savings vs. Colorado. Property taxes are moderate (~1-1.2% of assessed value).
Pools are a lifestyle
Almost a year-round amenity here. If your family swims, factor it in early, adding one later is a 4-6 month project.
Trees & lots
You'll see far more mature oak and pine canopy than in Colorado. Beautiful, but tree removal/trimming is regulated in many neighborhoods.
The mountains, replaced
You'll trade peaks for the coast, both Atlantic (Cocoa, New Smyrna) and Gulf (Clearwater, Anna Maria) are about an hour each way.
